The following fields and check boxes in the Vendor Mortgage section on the Credit Union Profile - Loans tab support vendor mortgage loan processing:

Field/Check Box Description
FICS Mortgage Servicer If selected, the credit union uses the FICS Mortgage Servicer package. Fiserv Client Services selects this option on the Portico Help Desk Application tab.
FICS Mortgage Accountant If selected, the credit union uses the FICS Mortgage Accountant package. Fiserv Client Services selects this option on the Portico Help Desk Application tab.
Integration

Indicates if the credit union uses vendor mortgage loan integration. The valid option ares:

Y - MLS Mortgage

C - Mortgage Computer

S - Servicing Director (Finastra)

N - Not Supported

Reporting Analytics: MLS Foreign Loan (All Header Processing Rules subject in the Credit Union Rules\All Credit Union Rules folder)

FICS

Indicates if the credit union uses FICS for mortgage loan processing. The valid options are:

N - Does not use an FICS vendor mortgage package. System default.

1 - Loan Processor package only. This package provides mortgage loan origination and laser print capabilities.

2 - Mortgage Servicer package only. This package provides servicing and investor (secondary market) capabilities.

3 - Loan Processor and Mortgage Servicer packages.

4 - Mortgage Servicer and Mortgage Accountant packages. These packages provide additional flexibility and investor reporting.

A - Loan Processor, Mortgage Servicer, and Mortgage Accountant Packages.

The Transactions – Vendor Credit Card, Mortgage & Education Payments tab lets you process payments to vendor mortgage loans.

Interface

Indicates if the credit union uses the vendor mortgage loan interface. The valid options are:

N - Not used. System default.

Y - Uses the vendor mortgage loan interface. The interface allows the following activity on vendor mortgage loans (account type M):

  • Loan inquiry and downloading of payments processed on Portico to the mortgage loan vendor
  • Uploading of general ledger activity to Portico
  • Payment processing using the Transactions – Vendor Credit Card, Mortgage & Education Payments tab
  • Auto transfer and payroll processing

P - Purge the mortgage loans during the next back-office cycle because the interface is no longer needed.

Once you change this field to Y you cannot change it back to N. You must change it to P. If P is chosen in error, you can only change to Y. The system will change this field to N when the vendor mortgage loans are purged from the Portico system.

Clearing GL Account

The general ledger account number credited when loan payments on vendor mortgage loans (account type M) are processed on Portico. The number specified must exist in the GL Chart of Accounts. This GL number must also be specified in the PC setup file for the upload programs and in the distribution master in the Mortgage Accountant system on FICS.

FICS Clearing Branch

The real estate branch associated with the general ledger account specified in the Clearing GL Account field. All activity on vendor mortgage loans (account type M) will process through this branch.

Delinquency Grace

The number of days delinquent a vendor mortgage loan (account type M) can be before an override teller ID is required to perform online audio response and ATM activity. The grace period can range from 0 through 999. However, this field must be zero when N appears in the Share Withdrawals field in the Delinquency Options section.

Suspense GL Account

The general ledger account number credited when loan payments on vendor mortgage loans (account type M) are rejected on Portico. The number specified must exist in the GL Chart of Accounts. This GL number must be specified in the PC set-up file for the upload programs and in the distribution master in the Mortgage Accountant system on FICS.

Suspense Product Code

The product code associated with the vendor mortgage suspense general ledger. The valid values are AA through 99.
