Downloading Payments

The Mortgage Servicer tab lets you download payments, upload information, and open the Mortgager Servicer application.

How do I? and Field Help

Click FICS under Lending on the Portico Explorer Bar to display the Mortgage Servicer tab.

Loan payment information received on Portico is assigned to payment files waiting for download to FICS Mortgage Servicer. All payments in the files contain:

• Actual FICS loan number
• Payment received amount
• Transaction code
• Transaction post date

During the download, the FICS Mortgage Interface system signs into Portico and determines the number of payments and total dollar amounts to be downloaded. The payment files are then transferred into the lockbox, a function of the FICS Mortgage Interface system. FICS Mortgage Interface allows loan payments from Portico to have separate files on the PC for different payment post dates, which are released one at a time to FICS.

Complete the following steps to download payments to FICS Mortgage Servicer.

1. Click to download the mortgage payments. Payments downloaded successfully are marked complete and recorded in the Loan Payments Downloaded Report. The Transfer Complete message will appear.

2. Click to view the FICS File Explorer dialog box and select a lockbox payment file.

3. Click to open the Mortgage Servicer application.
4. When the login dialog box appears, enter your user ID and password. Then, click Login.

5. On the Mortgage Servicer window, click the Customized Programs folder to display the Lockbox Payment Processing Program icon.

6. Click the Lockbox Payment Processing Program icon.

7. In the File to read field, enter the lockbox payment file(s) created by Portico. Click Browse to locate the file. Then, click OK to apply the payments in FICS Mortgage Servicer. The Lockbox Payments Recap Report and Lockbox Exceptions Report will appear.

To view individual payments posted within FICS Mortgage Servicer, click the Loan Data folder on the Mortgage Servicer window. Then, click Histories, then View History and enter valid loan number.
